Ling Fell Cottage, Haverthwaite

Ling Fell Cottage is a whole-house holiday let in Haverthwaite, in the quieter southern corner of the Lake District where the fells drop away towards the foot of Windermere. It sits close enough to the A590 to make the rest of the Lakes easy - Windermere, Coniston, Hawkshead and Kendal are all inside about half an hour - but far enough back that the loudest thing most guests notice is the pheasants.

For dog owners the appeal is the doorstep. Footpaths lead straight out from the cottage, the information folder inside sets out several walks from the gate, and Fell Foot on the shore of Windermere and the motor museum at Backbarrow are both close by. Inside, the practical touches add up: a large rear porch with chairs for pulling off muddy boots, a washer and dryer for after a wet day on the fells, a wood burner, and a dog gate across the kitchen doorway - though a determined dog can clear it, so a proper door would be easier to manage.

Two things come up often enough that they should shape the decision. The garden is lovely but it is not secure: there is no fence between it and the driveway, the driveway runs onto the road, and there is a steep drop at the top end. Dog owners here routinely tether their dogs outside or keep them on a lead, and a driveway gate is the single most requested change in the reviews. Second, indoor freedom is limited. The property's own rule is that dogs stay off the furniture and out of the upstairs rooms, and guest feedback describes dogs being expected to keep to the kitchen, which has come as an unwelcome surprise to people who booked on the pet-friendly billing. If free run of the house matters, settle it with the owner before booking.

Set against those caveats, the welcome is warm and the housekeeping is consistently excellent, and plenty of dog owners come back year after year, some of them with two dogs. It suits owners of settled dogs who want a spotless, well-equipped rural base and do not mind supervising the garden.
